Kilgariff taking shape

Construction of Alice Springs’ newest suburb Kilgariff is now well underway with a further $5 million allocated in Budget 2014 to progress the project.

“The Giles Government is delivering on its promise to release more land and provide affordable housing in Central Australia. Alice Springs is growing and we are working to ensure there is a steady supply of quality new homes available at affordable prices,” Chief Minister Adam Giles said.

“There’s been keen interest by locals wanting to buy land in Stage 1a of Kilgariff where an average lots costs between $160,000 and $180,000, making them some of the cheapest blocks on offer for many years.”
 
Most of the contracts have been finalised with more expected in the coming days.

“I recently had the pleasure of meeting one of the families who’s decided to make Kilgariff their new home. Their initial plans are for a two storey home with a pool on their big block,” Mr Giles said.

“I know the size and price of lots in the development were important factors in their decision to buy and stay in Alice Springs long term. This is exactly what we were aiming for.
 
“Kilgariff is the first major residential development south of The Gap and is expected to meet demand for housing in Alice Springs for 20 years.”
 
The Land Development Corporation is currently negotiating the possible release of multiple lots to builders who are interested in offering house and land packages to buyers at Kilgariff.
 
“This would make the subdivision more attractive for some buyers who don’t want the hassle of building a home themselves,” Mr Giles said.  
 
To prevent land-banking, builders would be required to start work on the blocks within six months and have properties completed within two years.
 
“A range of local builders have expressed an interest in this idea and we are hoping to finalise arrangements soon,” Mr Giles said.
 
Local contractor Ostojic Alice Springs is scheduled to complete headworks at the site next month.
 
Subdivision works are then scheduled to begin around the same time with the winning tender due to be announced in the coming days.
 
“As part of a $27.5 million dollar specific regional land release package in Budget 2014, the Government allocated $5.35 million for headworks and subdivision works at Kilgariff,” Lands and Planning Minister Peter Chandler said.
 
“The Country Liberals recognise that land release and land development are critical to Northern Australia’s future and that’s why we’re fast tracking projects right across the Territory.
 
“The Government has also redesigned its First Home Buyers Grant to make it easier for people to build new homes. Investors in new developments like Kilgariff will benefit from these changes.
 
“As part of this more targeted approach, we have increased the first home buyers grant to $26,000 for first home buyers purchasing or building a new home and have removed the $600,000 value cap, meaning buyers can consider a wider range of properties.”

The first two stages of Kilgariff include a total of 80 new blocks. Land titles for Stage 1a are on track to be issued around November this year.

Kilgariff will ultimately feature a village centre, sports oval, natural open space, parks and cycle paths.
