Berrimah Research Farm will be transformed into a $1 billion multi-function residential development starting as early as next year.
Attendees at the seventh annual Major Projects Conference were given an exclusive briefing on the project by Halikos Group general manager developments, Regan Anderson. An official sod-turning ceremony is planned for tomorrow afternoon. A new estate name is to be unveiled at the ceremony. The first 150-lot subdivision is expected to be turned out next year, subject to planning approval and the provision of services.
“This development, when fully developed, will generate over $1 billion,” Mr Anderson said. “We will create 3200 jobs over the 13- year land release cycle. It will be an economic stimulus for the supply chain going forward.
“At the end of the day at a minimum there will be 7500 people as a minimum on this parcel of land.”
The development will create 2000 new homes and another 1000 additional types of housing or accommodation packages on the estate. All properties will be connected to the NBN and 1.5km of high transmission cables will be placed underground.
The initial subdivision will range from 400sq m to 700sq m lots. A public school site will be developed and handed back to the NT Government in the initial subdivision. Halikos is also required to provide a site for a private primary school, a transport hub and preserve an existing RAAF World War II structure.
The development has scope for a 56,000 sq m shopping centre and another 46,000sq m of high quality mixed-use development — retail, entertainment, hotels, motels and licensed clubs and medical facilities.
Sandwiched between the Stuart Hwy and Tiger Brennan Dr the 167ha site is the geographical centre of Darwin. It is equal distance to the CBD, Palmerston and Casuarina.
The exciting research facilities will be kept and integrated into the urban plan.
Opened up to an expression of interest in 2014, Halikos was awarded the development by the previous Giles Government.
